As a Realtor/Investor in Central Florida, I specialize in researching, finding and previewing homes that are significantly below market value.  I look for motivated sellers which include bank-owned properties, preforeclosures, vacant homes, homes that have been on the market a long time, and sellers who agressively lower their asking price. 

Give yourself a raise.  Buy a home with built-in equity.  Then if you do sell the home after using it as your primary residence for 2 years, you can cash out the equity and usually do it tax free.  It's hard to get ahead financially these days.  This is one way you can.

Before You Start Looking For Your New Home:

  • Check your credit rating. Straighten out any errors before its too late.
  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
  • Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
  • Determine what neighborhoods best match your needs.
  • Identify important features you need your new home to have.

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and other inspections such as termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
